Take Advantage of Great Interest Rates in Today’s Real Estate Market

Never has it been a better time to buy a home than in today’s real estate market.  This is especially true for move up buyers in markets that have softened because of the national economic financial crisis.  For example:

The value of homes in your market has dropped 3%.

Your 2,300 sq. ft. with 3 bedrooms and 2 baths that you could have sold two years ago for $180,000 now can only sell for $174,600.

You decide you need more space!

A  3,500 sq. ft. home with 4 bedrooms, 3/1 baths and 3 car garage and a gameroom would have sold for $350,000 two years ago now will only sell for $339,500.

Your loss on the home your selling is $5,400 while your gain on the new home is $10,500.

Your net gain on your home and investment is $5,100.

Also something important to analyze and realize when purchasing a home in a softened market is the PITI (principal, interest, taxes and insurance) of today compared to the PITI of homeowners two years ago.  I will use the move up example above.

You decide to purchase the 3,500 sq. ft. home with 4 bedrooms, 3/1 baths and 3 car garage and a gameroom for $339,500.

Two years ago the PITI at the $350,000 would be based on the following information.
Years: 30
Interest Rate: 6.5%
Loan Amount (20% Down): $280,000
Annual Taxes: $10,500 (Based on a tax rate of 3.0% - excluding home exemption.)
Annual Insurance: $2,000

PITI = $2,811 a Month

Now looking at PITI with today’s interest rates (Today’s interest rates may vary depending on credit scores, risks, etc.  Talk with a lender to get loan qualification.)

Today the PITI at the $339,500 would be based on the following information.
Years: 30
Interest Rate: 4.25
Loan Amount (20% Down): $271,600
Annual Taxes: $10,185 (Based on a tax rate of 3.0% - excluding home exemption.)
Annual Insurance: $2,000

PITI = $2351 a Month

So in summary in this example you would net $5,100 on your investment by moving forward with the purchase of the larger home, and you would pay $460 less a month than the previous owner.  If you are running out of space in your current home, and looking to purchase a larger home, there is no better time than now to act.  Don’t sit on the fence with this decision because the market is cyclical.  Gambling with whether or not your particular market has reached it’s bottom will more than likely result in you missing the opportunity as the market begins to improve.

Back from vacation refreshed and back to work with home buyers and home sellers.
 
I hope this month’s real estate e-news letter finds you well.  I would like to share first with you a new newsletter that I am using in conjunction with this newsleter to bring you additional statistical information concerning our local and national real estate markets.  Click here to view the market data.  Also know that this link can be found in the sidebar of my blog at anytime http://ne-houston-real-estate.williams4yourhome.com.  
 
The government tax credit for first and second time home buyers came to an end on April 30th.  The stipulations for this credit was that a contract must be executed by April 30th and close no later than June 30th.  My anticipation is that most of these executed contracts will be closed between May 15th and May 31st.  The question will be whether or not the tax credit created an artificial market place and how will this impact the industry in the coming months.  The upside is that the tax credit creating the frenzied environment went away just prior to the high-time of the selling season.  My guess is that the market will continue to make minimal gains which is reflected in the overall Houston, Texas real estate market.
 
Economic impacts in the area that are also at play is the Continental-United Merger and to a lesser extent the question concerning the funding of NASA.  Exxon is also in talks of moving thousands of employees to the Woodlands area over the next few years.  
 
One of the most interesting aspects of the market right now is interest rates are at incredible lows.  There is not a better time to buy a home.  The challenges of financing a home in today’s world is the requirement of good credit scores.  Over the past several months, lenders are scrutinizing buyers more than ever before.  I believe this is a good thing in making sure that those getting into a home have a lower risk of default as defaults can destroy home values and market stabilty.

Fannie Mae and Freddie Mac at it Again - Jeremy Williams of Keller Williams Realty NE

As the word on the street that the housing market has possibly found a bottom, Fannie Mae and Freddie Mac are at it again.  Buried in H.R. 2454, know to most as Cap and Trade, are some new and interesting “creative financing” wizardry by our politicians, specifically those “concerned” with Global Warming.  In an act that is sold to the US citizens as an act to create clean energy jobs, achieve energy dependence, reduce global warming pollution and transition to a clean energy economy, this is really a taxation ploy wrapped in the language of a “crisis mode community organizer”.  Using fear, scientific data that is not allowed to be challenged, and utilizing the support of big business that will find financial gain from this act to , one should read carefully for themselves H.R. 2454 to discover the truth that was haphazardly pushed through Congress and will soon be before the Senate for a vote.  This is neither a Republic or Democratic issue, but one that we all will pay for substantially if it is passed.  I urge you to read the act, and if you feel the same way, contact your local representative while there is still time.  This act is cumbersome, which causes me to question if our representatives really took  the time to read all the details.

Back to Fannie Mae and Freddie Mac.  They are introducing “Energy-Efficient Mortgages” and “Location-Efficient Mortgages”.  I had never heard of anything of the sort being in the business now for sometime so luckily they provided definitions in the act. 

The term “Energy Efficient Mortgage” means a mortgage loan under which the income of the borrower, for purposes of qualification for such a loan, is considered to be increased by not less than $1 for each $1 of saving projected to be realized by the borrower as a result of cost-effective energy-saving design, construction or improvements (including use of renewable energy sources, such as solar, geothermal, bio mass, and wind, super-insulation, energy-saving windows, insulating glass and film, and radiant barrier) for the home for which the loan is made.  So essentially those that will benefit from the loan made by the quasi government agencies (proped by your tax dollars) influenced by government policy are those that seek homes that meet the standards set forth by the government.  So in an underhanded way, the government is using policy to condition what type of homes the consumer will buy in the market place.

The term “Location-Efficient Mortgage” means a mortgage loan under which the income of the borrower for purposes of qualification for such a loan is considered to be increased by not less than $1 for each $1 of savings projected to be realized by the borrower because the location of the home for which loan is made will result in decreased transportation costs for the household of the borrower; or the sum of the principal, interest, taxes, and insurance due under the mortgage loan is decreased by not less than $1 for each $1 of savings projected to be realized by the borrower because the location of the home for which loan is made will result in decreased transportation costs for the household of the borrower.  The government in this instance is creating policy to condition people to purchase homes in an area that they might not otherwise purchase essentially controlling the strings to the purse.  I am sure that these loans will not be for those that choose to live in the suburbs because their commute would add to  “Global Warming” concerns.

Oh, and guess what, these loans will all be sold in blocks to investors in a secondary market.  Hmmm… that sounds familiar.  That is essentially what was done in 2005 - 2007 with loans created so that everyone could buy a home.  I thought owning a home was not a right, but a priviledge.  What amazes me is that a lot of the people creating the policies or that have their hands on the purse strings are career politicians.  They have never run a business because if they did they would know the impact this bill will have on small businesses and households in general throughout the country.  Unemployment is currently at 9.5%, you know that number is only going to get worse with the items in this act coming down the pipeline.

We are told by our representatives about the cost savings, but common sense prevails and the cost of this act will only be passed along to you and me.  I have only mentioned the two types of mortgages conjured up in this act.  Read for yourself about the tree planting program, the language opening the door to require energy audits prior and post any rehab or improvement that involves a reduction in energy consumption, the new standards and code proposals for the building industry (guess who those costs are going to be transferred to), and the smart grid.  This is all the tip of the ice berg.  Read it.  It is important.  As a Realtor, I see how this is going to impact me as a business owner, as a family, and how it is going to impact our country.

Search for Your Next Home - No Registration Forms Required | Kingwood TX, Atascocita TX, Humble TX, Houston TX

I have been in the real estate business for several years now and understand that most home buyers are beginning their search on the Internet.  What I have found is that on most Realtor websites you must fill out a registration form in advance to obtaining information about area homes.  The only reason you must fill out the form is to control information and to be hassled by phone calls about how that real estate agent can help you buy a home.  I would like to let you know that I do not conduct business in this manner.  I believe you should be able to relax in the comfort of your home, at your discretion, and search freely available homes.  When you are at the point you are ready to touch, taste and feel what could potentially be your next home, then at that time contact a Realtor.  With the search features below, you can search freely without registration.  At the point you find some homes that you would be interested in considering, or if you would like additional information about the homes you have found in your search, at that time you can request additional information by completing the “Request More Information” form.

It is important so that I provide you the highest level of customer service to fill out the form completely including first name, last name, email, phone number, and in the comments box add anything that would help me meet your real estate needs.  You will be contacted promptly to answer the questions.

Know that in most cases buyer representation by a Realtor does not cost you anything.  The seller has a contractual agreement with their listing broker to pay the commission of the buyer’s agent at closing.
