Pricing Your Home - A Two Step Process | Jeremy Williams of Keller Williams Realty NE Serving the Residents of Northeast Houston

As the summer months quickly approaches so also is the time of year that many consider placing their homes on the market.  When you are in the process of considering your Realtor to represent you, let me share with you how I price a home.  But first, let me share with you some warnings.

Beware of agents that walk-in to your home and give you a listing price off the top of their head.  Beware of the agent that tells you that their experience and because they live in that particular area that they are the expert on pricing so they have you sign the listing contract on their first visit.  How can they provide an accurate list price off the top of their head when it is the first time they have been in your home?  How can they provide a listing price with comparables in the market without researching that data in respect to the current condition, location and knowledge of the way your home is staged? Many agents conduct their business in this manner because of fear of losing the business to another agent by avoiding a two step listing process.  These agents want to lock in the business on the first meeting.  What you might call a hard sale approach.  Beware of agents that tout about their “experience” to gain your business as opposed to listening to your wants and needs.  Don’t take this as experience is not important, but what is most important is accomplishing your goal of selling your home in a timely manner for the most amount of money as determined by the market.

Here is how I assist my clients in accomplishing their goal of selling their home.

1. Set an appointment over the phone to visit your home during a convenient time with all parties that would be part of the listing agreement.

2. At this appointment, I will briefly share with you a little information about myself, but will focus on what your needs, wants, and expectations are for a Realtor that would represent you.

3. After this conversation, both I as a Realtor and you as my potential clients can determine if we would be a good fit to move forward. Yes, I may determine at this point that this might not be a potential agreement that I would want to be a part of if it comes to fruition.  I believe in win-win scenarios.  This is the only way in which a healthy business is conducted.  Warning: Beware of the Realtor that does not have this conversation with you.  It is important in the client/realtor relationship that everyone is on the same page.  If at any point someone in this relationship feels like they are losing, your wants, needs and expectations may be neglected.  Win-win is the way to go.

4.  Once we have determined we will work together, I will walk your home.  You can point out features that you think makes your home unique (features that may have made you buy the home).  I will let you know of things that you could work on to improve the condition that buyers will consider important, and things you could do to stage your home to appeal to a greater number of buyers.

5.  At this point we have met for about 30 minutes.  I will leave you with additional information about my services along with a vendor phone number list that might be useful to address some of the items mentioned to prep your home for the market.  I will also ask for you to write down all your questions that we can address at the next appointment.

6. I will go back to my office to evaluate how your home would be priced according to the market information that is available.  In most cases this is looking at similar homes sold in the last 6 months.  Notice I did not mention that I will compare it to the current active listings in your market.  After looking over the information including a feature to feature comparison, I will be able to generate a range of pricing for you to select from that based on the market information will accomplish your goal of selling the home. 

7.  I will call you to set a second appointment (remember I don’t do one appointment because pricing a home is a process that must be respected).  At this appointment I will address the pricing, and if there is an agreement on the pricing, at this time establish a listing agreement.  My listing agreement is a 6 month agreement.  I do not charge a transaction fee upfront because I get paid to perform.  Some agents charge this fee upfront (to cover their adminstrative fee) and some will reimburse this at closing but many do not.  I write in the agreement that at any point I am not upholding my obligations to market your property in a manner that meets your expectations that you can terminate the agreement (the only exception is when there is an actual contract negotiated on your home - performance on the listing agreement). I believe in contractual agreements, but I also believe in a win-win approach and don’t believe in staying in a business relationship that is not healthly.

I hope when you read this and considering an agent that you will understand the business sense in the way I conduct my business.  So many Realtors operate their business in a part-time manner or even as a hobby, but I operate my full-time real estate business in a manner of high ethical standards and integrity.  My reputation and my word are important to me.  I am sure that these character traits are important to you when considering someone to assist you in selling most likely your largest asset.  If you are thinking about buying or selling a home, give me a call today 281-387-7689.  If you are not in the season of selling your home, but know of someone that might be, give me a call.  Referrals are the lifeblood of my business, and I greatly appreciate those that think enough of me to pass along my name.  I look forward to hearing from you soon.

Power Hour - I Do…. Do You?

Power Hour is a new program being rolled out by Keller Williams Realty International to help agents focus on the most important part of their business which is prospecting.  I would like to share this because I think it can translate to many other careers other than real estate.  Our office, Keller Williams Realty NE, began this program a couple of weeks ago.  This is how it works.  From 8:45 am - 9:00 am, agents have an opportunity to watch inspirational videos in a group setting, discuss and role play scripts they are using, and share the successes they have had in previous days of prospecting.  From 9:00 am - 10:00 am is Power Hour.  This time is soley dedicated to prospecting new business.  Why is this relevant to many businesses is two fold?  One is time blocking to achieve maximum results in a dedicated amount of time, and the other item that is relevant to not only business but life is mindset.

Time blocking is important because you are intentionally setting aside time to achieve a particular goal.  The most important thing when doing a task in a particular block of time is identifying any item, environment, etc. that may create a distraction.  By eliminating the distractions you will notice quickly that more can be achieved within a shorter period of time.  In my case dedicating my full efforts for a specific period of time to the task of prospecting (the most important task of sales), I am able to achieve better results in less time.  By finishing my prospecting earlier in the day, I am able to ride the wave the rest of the day taking care of current clients and going on appointments.  Time is important to us all.  By remaining disciplined to time blocking, I can ensure that I achieve high results providing the highest level of customer service, but not at the expense of time away from my family and those things important to me personally.  Time blocking is intentional and must become a habit.  Anything can become a habit after 21 days of practice.  Time blocking must be planned.  From my experience in real estate, those that leave the profession struggle with the lack of planning, which must exist before you can begin time blocking.

The second part of the equation is mindset.  I am not big on positive affirmations although that is something I hear frequently at conferences, but I do believe in choosing your attitude.  Choosing your attitude I believe is also directly related to how someone reacts to a particular situation.  There will be ups and downs and challenges faced in any business, but it is how you react to the situation, the attitude you choose.  The outcome of how you handle the situation will reflect to “the world” the mind set you have in your business.  Mind set not only effects us personally, but it also plays a large role in how those around us perceive us as a business professional.

Kingwood Real Estate Market Months of Inventory Report

There is currently 5.5 months of inventory in the Kingwood TX real estate market.  Currently there is 553 homes for sale in Kingwood TX with an average list price of $257,324.  Months of Inventory estimates the number of months it will take to deplete current active inventory based on the prior 12 months sales activity.  Anything under 6 months of inventory is considered a seller’s market. This information concerning the Kingwood TX real estate market are provided by the Houston Association of Realtors.
