“My home is not selling, why?”  This is often the result of two things first being price and second that the current real estate agent is not sharing with you the appropriate market information to position in your pricing to achieve your goal of selling your home.  It is very important to price your property at competitive market value at the signing of the listing agreement.  Historically, your first offer is usually your best offer.

Here are some pricing misconceptions.

It is not what you paid!

It is not what you want!
It is not what your neighbor says!
It is not what another agent says!
It is not what it would cost to rebuild today!

Buyers and Sellers Determine Value - The value of your property is determined by what a BUYER is willing to pay and a SELLER is willing to accept in today’s market.  Buyers make thier pricing decision based on comparing your property to other property SOLD in your area.

Note: With the market in a slight decline pricing your home ahead of the decline will allow you to sell your home likely a higher price than anything else around you in a quicker amount of time.

Kingwood Real Estate Market - The Truth Found in the Numbers

What is extremely frustrating to me as a professional in the residential real estate market in the northeast Houston area including Kingwood, Humble and Atascocita, is that I hear real estate agents throwing around numbers and formulating opinions based on anything and everything but the numbers.  Make sure the agent you hire either to purchase a home or sell your home knows the numbers.

Let’s take a look at August 2007 vs. August 2008 to see how much of a difference exists between the two years to decide whether or not much change has happened to the local market despite all the national hype of a crashing real estate market.

Area 32 - Primarily Defined by Kingwood

August 2007 Single Family Dwellings
New Listings - 182 with an average list price of $226,093
Pending Listings (Homes under Contract) - 103 with and average list price of $201,775
Closed Listings - 127 with an average sold price of $213,458
%Closed Price/List Price = 97.21% with an average days on market of 52 days

August 2008 Single Family Dwellings
New Listings - 155 with an average list price of $249,806
Pending Listings (Homes Under Contract) - 93 with an average list price of $205,432
Closed Listings - 117 with an average sold price of $208,060
% Closed Price/List Price = 97.36% with an average days on market of 66 days

August 2007 vs. August 2008
New Listings - 14.8% Decrease in Number of Listings, 10.5% Increase in LP
Pending Listings - 9.7% Decrease in Number of Pending Listings, 1.8% Increase in LP
Closed Listings - 7.9% Decrease in Number of Sold Listings, 2.5% Decrease in CP
% Closed Price/List Price = .2% Increase (Homes are selling closer to list price).
Days on Market = 26.9% Increase in Days on Market

The numbers indicate that the market is slightly down from last year with a 7.9% decrease in the number of closed listings with only the slightest of change in the sold price, down 2.5%.  Values of sold price to list price shifted almost unoticeably upward with a .2% increase meaning if listed correctly the homes sold within 97.36% of list price.  Days on market increased 29.6%, but this is only 14 days. 

Before you fall trap to the gloom and doom of the real estate market that is spoken in our newspapers, media, and real estate practioners that don’t know the numbers, realize yes the market may be down slightly, but falls short of the national generalizations made of a backsliding housing market.  Remember markets are local.  These numbers can be even more specific based on where the home is located in Kingwood whether it be a custom Robin Rubey home in Kings Point or a track Lennar home built in Kings River.
