You Should Value Communication When Working with a Realtor - Kingwood TX Real Estate

Driving through Kingwood, TX today, I was nearly run off the W. Lake Houston Pkwy. bridge by a driver texting on their cell phone.  Though I swerved to avoid a potential accident and applied a great amount of pressure to my car horn, the driver continued down the road in complete disregard and more than likely completely unaware of anything going on around their bubble. 

When my heart rate recovered to a normal level and I wiped the sweat from my brow, I thought this must be what a home buyer or home seller feels when their Realtor does not provide communication.  A feeling of complete disregard and a sense of unawareness forms in the mind of home buyers and home sellers when communication lacks in the client/Realtor relationship.  When communication does not exist in the client/Realtor relationship a potential “wreck” may loom on the horizon.

So go with a Realtor that “steers” clear of those potential “wrecks”.  Choose a Realtor that values communication as it will be a benefit for you through the home buying or home selling process.

In an exclusive right to sell real estate listing agreement, fiduciary duties are clearly spelled out for the Realtor representing the homeowner leaving the home buyer to feel, although they must be treated fairly by the listing Realtor, unrepresented.  The important thing to know as a home buyer is that you have the option to choose representation in the real estate transaction that is independent and exclusive.  Why should a buyer choose to have buyer representation in a real estate transaction?

Loyalty - The real estate agent bound by a buyer’s representation agreement must act in the best interest of the buyer throughout the real estate transaction.

Obedience - The real estate agent must follow the instruction of the buyer he/she represents as long as the instruction is lawful and not outside the scope of the real estate agent’s expertise.

Disclousre of all material facts from beginning to end - A few examples of disclosure by the realtor include, but are not limited to: the relationship the agent may have either with the listing agent or parties involved in the real estate transaction, the existence of other offers made known to the buyer’s agent, the status of the earnest money and option money checks written to accompany the offer/executed contract, commission splits with broker, and the importance of provisions in the contract.

Confidentiality - When you have a Realtor providing buyer’s representation, you can ensure that any discussions, facts or other important information can be shared in confidentiality.  Confidentiality as the buyer is what you should expect when being represented by a Realtor.

Reasonable Skill and Care - You can ensure that you come to a reasonable purchase price after reviewing a comparative market analysis prepared by your Realtor representative.  Material facts concerning the property and it’s condition to be disclosed to the buyer (this includes obtaining the seller’s disclosure document from the seller).  Also making the buyer aware of the options to have the property inspected including both a home inspection and pest inspection during the option period of the contract.

Today I attended the Top Flyer Luncheon at Vic and Anthony’s in downtown Houston hosted by Newland Communities - Eagle Springs.  The luncheon was attended by Realtors that sold a new home in the Eagle Springs master planned community in 2009.  What stood out most to me during the lunch was that Eagle Springs even in the current real estate market sold over 200 homes in 2009, and Eagle Springs also was the number one selling community in all the Houston, TX area.
