Help the Listing Agreement with My Realtor is About to Expire

My Home is NOT Selling - Maybe it is Time for a Change

I write this starting with this caveat: Before considering this change, has your Realtor been discussing these items throughout the listing agreement.
1. Price - Your home has not sold because it is priced above what the market has determined as the market value. Market value is what a buyer is willing to pay and a seller willing to accept. Market value is not determined by your Realtor, but by what your neighbors have established as the market value.
2. Condition - Your Realtor has discussed with you that there are several things that could be done cosmetically or mechanically that will improve your chances of selling your home quickly. Your home will not sell with green carpet. The condition needs to be similar if not better than your competition. If the home is in that type of condition, then this needs to be reflected in the listing price.
3. Location - You can not change your location and this can sometimes greatly impact your listing price. You can not price your home located on a busy street like a similar home in a cul-de-sac. Real estate is about location, location, location.
It is important that when you hire a Realtor that they are upfront with you on these 3 items above throughout the listing agreement. A Realtor can be a friend, but first and foremost your Realtor is a trusted advisor assisting you in the process of selling your home.
