Attending the team meeting this morning at the Keller Williams Realty NE office in Kingwood, Texas, I had the opportunity to listen to local business owners talk about their products and services offered to area residents.

I hope that this e-news letter finds my customers and clients well. A lot is happening in the market place right now that is encouraging especially with the first-time home buyers $8,000 tax credit. Showings have increased and transactions are happening. Some price points are doing better than others, but again remember that real estate is local. The 3 most important things a home seller must consider is price, location, and condition. Guess what? The buyers have the same thing in mind. What I am seeing in the market place at this time is that those homes priced correctly, in the best condition (also well staged), and the right location are selling just as well as they were in 2006 and 2007. The home sellers that are not considering these three important factors are just staying on the market a little longer than previously. Remember our real estate market has escaped for the most part huge reductions in home pricing because we were not living in a market area experiencing artificial inflation. Markets like California, Nevada, New Mexico, and Florida are really taking the brunt. So when you here about the depression era real estate markets on the news just remember that real estate is local. If you know someone thinking about buying or selling a home, let me know.
